Matt Lenzie founded Commercial Property Development Finance after more than 25 years arranging funding for property development across the UK. Over that time he has structured and placed more than £500 million of development finance, from single conversions to multi-phase commercial regeneration.
Much of that career was spent on the lender's side of the table, which is where the relationships come from. He knows how senior, stretch, mezzanine and equity desks underwrite each commercial sector, what they will stretch on, and where a scheme will stall. That is the difference between an introduction and a funded deal.
Every enquiry is read, structured and taken to market by Matt himself. There is no junior desk and no hand-off. Developers deal directly with the person arranging their finance.

What we do
We arrange funding for commercial property development. We model the capital stack a scheme needs, take it to the lenders most likely to back it, and place the structure that funds the build through to completion, stabilisation and exit. We work across senior debt, stretch senior, mezzanine, JV equity, stabilisation finance and development exit finance.
We are an arranger and introducer, not a lender. We are paid to find the developer the right facility, so our incentive sits with the borrower rather than any one funder.
Why sector knowledge matters
A logistics shed, a student block and a care home are underwritten on different tests by different lenders. One turns on occupier demand and institutional exit appetite. One turns on operator covenant and university proximity. One turns on CQC standing and bed registration. Knowing which lender backs which sector, at what leverage and on what terms, is the difference between a scheme that funds and one that stalls.
